• Income: A gross income of 2.5x the monthly rent is required.
• Rental History: Reviewed as part of our standard application screening process, including on-time rent payment history, lease compliance, and any previous lease violations or evictions.
• Credit: Credit history is reviewed as part of our standard screening process.
• Automatic Denial: Prior evictions or a consistent history of late rent payments may affect eligibility.
• Self-Employed Applicants: Alternative income documentation (such as bank statements) is accepted in lieu of traditional pay stubs — please inquire with the leasing team for specifics.
• First-Time Renters: Welcome to apply, provided all standard requirements are met.
• Criminal History: Arrests not resulting in a conviction, expunged or sealed records, and juvenile records are not considered in our screening process, per California law and the San Francisco Fair Chance Ordinance. Criminal background information, where considered, is reviewed on an individualized basis and in a non-discriminatory manner.
• Reasonable Accommodations: Applicants who require a reasonable accommodation in the application or leasing process are encouraged to contact our leasing team. We engage in an interactive process to identify effective accommodations in compliance with the Fair Employment and Housing Act (FEHA).
